Overseas Union Garden to launch The Legacy OUG in 3Q

Overseas Union Garden Sdn Bhd, the master developer of Taman OUG in Kuala Lumpur since the 1960s, is looking to launch its first high-rise development in the township.

Named The Legacy OUG, the freehold development is located on a 3.46-acre elevated parcel at the junction of Jalan Gembira and Jalan Awan Besar.

Overseas Union Garden director Y C Tee says the project is purely residential and offers 442 units in two 33-storey blocks.

“The concept of the development is that it is ‘The Oasis of Taman OUG’, as it is located on elevated land. We are targeting upgraders and empty nesters in Taman OUG who are concerned about security while they live in landed homes. These also include the second generation of Taman OUG residents, young families and big families, owing to the layouts we offer,” he tells City & Country at the company’s sales gallery at The Market Place OUG.

“We offer basic facilities because we don’t want to put in fancy facilities and push up the maintenance fees … This way is more practical and suits the target market. The indicative maintenance fee is 35 sen psf, inclusive of the sinking fund.”

The units come in six layouts: Type A (1,050 sq ft); Type B (1,135 sq ft) ; Type C (1,390 sq ft) ; Type D (1,750 sq ft); Type E (1,770 sq ft); and Type F (2,230 sq ft).

Types A and B come with three bedrooms and two bathrooms, while Type C has three bedrooms, one utility room, three bathrooms and one powder room. Types D and E have three bedrooms, one study room, one utility room, three bathrooms and one powder room. Type F, the largest layout, has four bedrooms, one study room, one utility room, four bathrooms and one powder room.


Types A, B and C will have two parking bays; Types D and E will have three; and Type F, four. The car park will also be electric vehicle charger-ready.

Facilities at The Legacy OUG include a swimming pool, spa pool, wading pool, barbecue area, basketball court, children’s playground, jogging trail and sun deck.

Senior project manager K H Yap notes that the developer opened The Legacy OUG for preview in December, and its official launch is scheduled for next quarter. The units are priced from RM699,000, or RM666 psf.

“Owing to the movement restrictions, we need to gauge the timing for the launch. So far, the development is 20% taken up and the buyers are from the surrounding areas. The built-ups of the units are bigger because the main target group is families,” Yap says.

“What is outstanding here is that it is a low-density development priced slightly lower than the market price. We can do that because we have held the land for a long time. We also design the units in a way that all the bedroom windows face outwards, thus the rooms enjoy natural sunlight and good ventilation.

“We are focusing on quality, following the Qlassic [Quality Assessment System in Construction] standard. Our dedication to quality is reflected in the name; we want to leave a legacy in this township through this project.”

According to Tee, Taman OUG was initially a joint venture between the founding family and Singapore’s United Overseas Bank in 1960s —hence the name Taman OUG, or Overseas Union Garden. Nevertheless, the bank later pulled out of the partnership in the 2000s because of the Monetary Authority of Singapore’s ruling disallowing banks from carrying out activities that are not banking-related.

The Legacy OUG is one of the last three developments by Overseas Union Garden in Taman OUG. After the launch of this project, the developer plans to demolish the 3.6-acre landmark Plaza OUG next year to make way for a new mixed-use development.

“We have already received the development order [for the new development] and the tenants are aware of the plan. Anchor tenant Parkson is moving out by the end of this year, and the others will move out after Chinese New Year next year,” Tee says.

“We plan to build a new mall with serviced apartments on top, and we are still considering other components there such as offices or hotels. It will be a neighbourhood mall to serve the surrounding areas. The last piece of land we have in Taman OUG is the 1.2-acre car park next to Plaza OUG, which will be developed at a later stage.”

The company also has undeveloped tracts of land in Cheras Batu 9, Kuala Selangor and Kuantan, but has no plans for them yet. It is focusing on developments in Taman OUG and working on one project at a time.
